Stay at Beyond Bangtao, Phuket Luxury Holiday Rental Villa- At the end of a private road steeply hiking uphill is the garage for 2 cars, stairway up to the main floor and the spectacular waterfall wall which actually is the overflow from the swimming pool.

At the upper end of the stairway is the main floor with its spacious open plan living area with comfortable couches, large 55” LCD TV, guest toilet, inside kitchen with bar and outside kitchen with attached service area, and a dining room for 12. Just outside the main living area is the infinity-edge swimming pool wrapping around the living area and shade-covered balcony with outdoor dining table adjacent to the dining area.

Just behind the living room is a stairway to the upper floor. The upper floor has a master bedroom and three guest bedrooms each with en-suite bathroom, wardrobe, safe, Sonos music system and 42” lcd TV

Another stairway leads up to the 200 square meter rooftop party area divided equally into a garden and patio.  It’s the perfect place to relax and soak up the sun. There is an outside shower and complete bathroom.

The whole villa is equipped by state-of-the-art Sonos audio network system. Client systems in the living area and all the four bedrooms offering high definition movies, The server currently stores 10,000 songs and 1,000 movies.

Each client can independently play its own choice of media and can even compose its own playlist. Guests coming with an ipod can attach it to a client system to play it there or to make it available individually throughout the villa.

The client system in each bedroom comes with 42″ LCD TV, the living room with 55″ LCD TV.

Bedrooms – The spacious master bedroom has wide floor-to-ceilling windows to frame the picturesque views over it’s stainless steel balcony. The view from the bedroom is extended into the master en-suite bathroom featuring a relaxing Jacuzzi tub, double shower chamber and wash basin. In-between is an expansive wardrobe area with a safe deposit box.

All three guest bedrooms have floor-to-ceilling windows with views and balconies, their en-suite bathrooms come with a shower and wardrobe with safe. All bedrooms have a 42” LCD TV with international channels, a media player to watch an array of HD movies and a Sonos music system.

The living quarters, located on the ground floor, boast an expansive open plan living “grand” room and a spectacular 180 degree view of Bangtao.  There is one comfortable seating area facing the infinity-edge swimming pool and ocean view through 15 meters of bi-folding floor-to-ceiling glass doors that completely slide open to allowing abundant fresh air to flow in and a true indoor/outdoor feel. Another seating area faces a 55” LCD HDTV with international channels and HD movies.

Integrated into the living area is the main kitchen with the latest modern stainless steel equipment and breakfast bar with stools.  There is also and attached fully equipped outside kitchen and staff area which allows for the living area to remain private even while staff are preparing meals or cleaning up.

The spacious dining area with its floor-to-ceilling windows has an opening to the expansive shade-covered balcony, offering both indoor and outdoor dining at your choice.   Indoors there is a large 12-seat dining table with the same view as the living room, also through floor-to-ceiling windows.  There are two balconies off the main dining room, one is on the infinity pool side where there are lounges and a shower.  The other offers outdoor dining for 12 and plenty of loungers to relax and enjoy the view.  The dining area has its own audio system connected to the central server.

Adjacent the living room is a multipurpose spa room that could be used as a massage room or converted to extra sleeping quarters for extra guests.

• The occupancy of our villas is based on two persons per bedroom.
• Please note that all rates and details are subject to change and will be confirmed at the time of booking.
• A minimum stay of 3 nights is required for each booking.

Payment Policies:
1. A deposit of 50% is required as soon as possible to confirm your reservation. .
2. Balance of payment is due no later than 30 days prior to travel.
3. Reservations made within 30 days of travel require payment in full.
4. Failure to remit deposit or the balance in a timely manner may result in cancellation and fiscal penalties.

Security Deposit Policy:
A security deposit to cover possible damage or loss to the rental property will be taken by cash on arrival at the property. This will be used amendment fees for any extra services arranged, or to settle your final bill for the services payable local.

Insurance :
There is no personal accident insurance associated with the villa so you are advised to make your own arrangements. The owners will therefore not accept any responsibility for any loss or damage incurred by guest during their stay.

Please Note:
1.In the case that a villa becomes uninhabitable due to circumstances beyond the company's control, the company agrees to refund the guest the balance of any monies paid on a prorated basis of the rental rate.
2.Normal check-in time is 14:00 hrs and check-out time is 12:00 hrs.
3.Due to the limited amount of villas, we can not confirm any bookings until a 50 % deposit is received.
