Master Suite: A wooden spiral staircase leads to the vast top level Master Suite that includes a sitting area with comfortable chairs, and small office area. However the greatest aspect of this suite is the view that greats you when you awake in the morning – the view of Surin Bay is truly astonishing.

Guest Suite: The Guest Suite is located on the main level, and features the same magnificent view when the electric curtains are opened. It opens onto a large terrace. The bathroom features a separate shower and a sunken terrazzo bath. There is direct access to the outside terraced areas featuring the Sala, pond and pool.

Living & Dining Room: The Living room shares the same magnificent view of the bay and beach, and features a balcony the full width of the room – great for sharing sun-downers or for outside dining. There is also a dining table that seats eight and a quality hi-fi.

Lower Bedrooms and Gardens: The Lower level focuses on privacy and features a secluded walled garden where the remaining two bedrooms and gym are located. Both bedrooms feature built-in wardrobes, en suite showers with his’n her’s washbasins, and wooden decks outside to relax on. The garden offers guests peace and tranquility, and is populated by a variety of trees and plants.

Pool and Terraces: There is a terraced area on the main level where outside living can be enjoyed. This includes a Sala with a day bed for relaxing on or having that outdoor massage, which readily converts to a Japanese table and bench for the ideal breakfast or light lunch.
There is adequate room for sunbathing and relaxing on the terrace, where the overhang of the roof eaves provide shade if required. This floor also accommodates the 18 metre infinity pool which has a constant depth of 1.5 metres.

Gym: The gym is located in the lower level of the villa and is equipped with running and elliptical machines.

State of the art Kitchen: The large Italian designed kitchen features state of the art appliances with granite work-surfaces.

• The occupancy of our villas is based on two persons per bedroom.
• Please note that all rates and details are subject to change and will be confirmed at the time of booking.
• A minimum stay of 3 nights is required for each booking.

Payment Policies:
1. A deposit of 50% is required as soon as possible to confirm your reservation. .
2. Balance of payment is due no later than 30 days prior to travel.
3. Reservations made within 30 days of travel require payment in full.
4. Failure to remit deposit or the balance in a timely manner may result in cancellation and fiscal penalties.

Security Deposit Policy:
A security deposit to cover possible damage or loss to the rental property will be taken by cash on arrival at the property. This will be used amendment fees for any extra services arranged, or to settle your final bill for the services payable local.

Insurance :
There is no personal accident insurance associated with the villa so you are advised to make your own arrangements. The owners will therefore not accept any responsibility for any loss or damage incurred by guest during their stay.

Please Note:
1.In the case that a villa becomes uninhabitable due to circumstances beyond the company's control, the company agrees to refund the guest the balance of any monies paid on a prorated basis of the rental rate.
2.Normal check-in time is 14:00 hrs and check-out time is 12:00 hrs.
3.Due to the limited amount of villas, we can not confirm any bookings until a 50 % deposit is received.
